Two sons of Ramzan Kadyrov — 19-year-old Ali (Zelimkhan) and 9-year-old Abdullah — have been revealed as the owners of two separate mansions in the center of Chechnya’s capital, Grozny, according to a report by the investigative project Mozhem Obyasnit (lit. “We Can Explain”). Data from a leaked Russian property registry indicates that the two buildings, with a combined value of 1.3 billion rubles ($16.7 million), are located about 300 meters (1,000 feet) from their father’s residence.

Ali Kadyrov acquired a 4,500-square-meter (48,000-square-foot) plot of land and a 1,300-square-meter (14,000-square-foot) home in February 2024 from a man identified as Adam Kasumov. Mozhem Obyasnit said Kasumov is likely a front, noting there is no evidence he has income that could explain ownership of such property.
Abdullah became the owner of a 4,000-square-meter (43,000-square-foot) plot of land and a 2,000-square-meter (21,500-square-foot) home at the age of 7. According to the registry, the property was transferred to the boy by his father. The elder Kadyrov first leased the land, then reassigned it to his son, who privatized the property in 2023. The property owned by Abdullah is estimated to be worth 800 million rubles ($10 million).
In the same area, directly across from Kadyrov’s residence, stands a mansion belonging to another son, 18-year-old Adam. In September, Mozhem Obyasnit reported that Adam became the owner of a four-story house with an area of 2,000 square meters and an estimated value of 750 million rubles ($9.67 million). The outlet also reported that a house previously located between the mansions of Ramzan and Adam Kadyrov had been demolished.
Ali Kadyrov is known to head the Akhmat fighting club. In August 2024, his father awarded him a medal titled “For Services to the Chechen Republic” honoring his “enormous contribution to the development of sports in the region.” As The Insider reported at the time, Ali Kadyrov had fought only one bout by then, and the club he leads was effectively inactive.
The report comes amid news that Adam Kadyrov was hospitalized following a car accident late last week. According to reports by local opposition channels and independent media outlets including Novaya Gazeta Europe, a high-speed motorcade, led by a vehicle either driven by or carrying Adam Kadyrov, ran a red light and collided with a civilian vehicle in the early hours of Jan. 16, 2026 in Grozny.
The impact resulted in the death of the other driver and left Adam Kadyrov in critical condition, with reports indicating he was unconscious and placed in intensive care before being urgently airlifted to Moscow on a specialized Ministry of Emergency Situations «flying hospital» aircraft. Chechen authorities have not issued any commentary on the incident.
